Under Contract to Close

  • Introductory email to Buyer including E-Calendar

  • Send Buyer Title information to deliver EM and obtain EM Receipt

  • Introductory emails to Lender, Title, and Listing Agent - connecting all parties

  • Request, send to Buyer, and follow up on signatures for disclosures

  • Document preparation at your request

  • Schedule Inspections - upon request and confirm with Listing Agent

  • Request Due Diligence and HOA Documents by deadline and deliver to Buyer - We do not review these documents

  • Request Title Commitment and Tax Cert by deadline and deliver to Buyer - We do not review these documents

  • Check on Status of Appraisal confirming it’s received at value

  • Check on Loan progress, on day of Appraisal and again on Loan Availability deadline to confirm buyer has received full loan approval

  • Create Amends/Extends of contracts if needed throughout the transaction

  • Dates and Deadline reminders sent to Agent

  • Request and confirm final walkthrough arrangements and confirm with Listing Agent

  • Set Closing location/time as directed by agent and send confirmations

  • CDA Request prepared and sent to Agent’s office

  • Two days before closing, request Settlement Statement from Title

  • Order Home Warranty if applicable and ensure Title has received invoice

  • Obtain closing documents and submit to agent office and file

  • Change Status in MLS

  • Office File Management - Ensure file is complete and compliant

Listing to Close

  • Order sign installation and pickup

  • Prepare disclosures, send to Seller, and follow up for completion

  • Document preparation at your request

  • Discuss with Seller - HOA and Due Diligence Documents

  • Preliminary REColorado MLS input (agent will approve)

  • Upload photos and virtual tours

  • Showing Time Set Up with information provided by Agent

  • Communicate with Seller throughout pre-listing period and confirm all appointments

  • Introductory email to Seller including E-Calendar

  • Introductory emails to Lender, Title, and Buyers Agent - connecting all parties

  • Retrieve EM Receipt

  • Send and share disclosures with Buyers Agent, follow up on signatures

  • Notify Seller of inspection request

  • Request Due Diligence from Seller and order HOA Documents - ensure delivery to Buyers Agent

  • Request Title Commitment and Tax Cert by the deadline - ensure delivery to Buyers Agent

  • Dates and Deadline reminders sent to agent

  • Notify Seller of final walkthrough arrangements and confirm

  • Set Closing location/time as directed by Agent and send confirmations
